Specialist Disability Accommodation (SDA) refers to accommodation for people who require specialist housing solutions, including to assist with the delivery of supports that cater for their extreme functional impairment or very high support needs.


SDA funding under the NDIS was introduced to stimulate investment in the development of new high quality dwellings for use by eligible NDIS participants. SDA funding is not for support services, but is instead for the homes in which these services are delivered.

With SDA funding, individual participants have choice in their accommodation, fostering greater independence and improved lifestyle.

For private investors in SDA Housing, you have the opportunity to provide a much needed community service.  In addition, you have an asset that delivers above market, Government funded rental returns with high demand and long term tenants.

For a property to qualify as SDA Accommodation, new and existing housing must meet strict NDIS Design Standards and be assessed as compliant by an Accredited SDA Assessor.  There are four categories of SDA Design which are set out in the SDA Rules, namely​

  • Robust

  • Fully Accessible

  • High Physical Support
